The Town of Antigonish Council recently adopted an exciting new development policy that is intended to result in a lot more people living in our commercial core, contributing to a thriving, walkable community.
The change will allow, through site plan approval, higher density residential development to locate behind commercial buildings. It includes up to 7 storeys, and a 2.0 floor area ratio, on lots known as ‘flag lots’, so-called because of their limited street frontage.
“Much of the existing housing stock in Town is too large to serve the typical, smaller households of two to four people. This is true whether you’re looking to buy or to rent,” said Brynn Nheiley, Acting Director of Planning and Building Services.
Antigonish is fortunate to have a mixed population that includes active empty nesters, many young families, and young professionals starting into their careers. Additionally, the Town nearly doubles with the growing StFX student population. The challenge is to provide the types of housing that meet today’s demand for smaller households, for purchase or to rent.
“This is a terrific opportunity for commercial property owners to take advantage of deep and oversized lots that exist in our commercial areas. It is also an opportunity to expand housing options for residents, or would-be residents, to find, in the core of Antigonish, the type of housing best suited to their needs” said Carl Chisholm, Mayor at the time that this Policy and By-law was developed.
“We see this amendment as increasing potential to our commercial property owners, and developers from around the province, to work with us to address some of our housing challenges,” said Jeff Lawrence, Chief Administrative Officer.
Mayor Laurie Boucher added: “This will add to the walkability of our community, which is great news for residents and local businesses alike.”
